The substantial investment already made by the public sector into infrastructure, site remediation and preparation, substantially reduces the risk for future investors. Just five minutes by train to the east of the centre of Glasgow, the area has benefited from £1.5bn investment to date with 50,000m2 of award winning business space now completed and 2,000 new homes now occupied. The area’s accessibility by both road and rail is already proving a major draw to investors and residents with three railway stations and three junctions of the newly extended M74 as well as the new Clyde Gateway access road serving the area. The legacy of the investment associated with the 2014 Commonwealth Games means the area is now home to the outstanding sporting facilities of the Emirates Arena and Sir Chris Hoy Velodrome, as well as Celtic Football Club’s 60,000 seat stadium.
Clyde Gateway is Scotland’s largest regeneration area and has been identified as the national regeneration priority. In 2013 the RICS recognised it as the best regeneration project in the UK. It offers potential for major mixed use development opportunities.
